Check Experience
If it's Gas Safety Certificate work for instance then check to see whether the worker has the correct qualifications, certificates etc and that they have previous experience doing that particular type of job.Ask them who will be doing the job, will it be them or a sub contractor?
If they can't do the job straight away then make sure that the amount they quote for will not rise. Remember to get them to break down the price so you know what you are paying for.

You should either remove the appliance or arrange for it to be checked for safety by a Gas Safe registered engineer

What about appliances in communal areas?
Gas safety checks are required on any appliances in communal areas that tenants in the property may use.
There are no gas appliances in the property but pipework/flue passes through the property
As there are no gas appliances, there is no requirement for an annual gas safety check. But you must still maintain the pipework in a safe condition and carry out any required repairs.
There’s an appliance in the bedroom
Since 31 October 1998, any room converted to use as sleeping accommodation should not contain these types of gas appliance:
- A gas fire, gas space heater or a gas water heater (including a gas boiler) over 14 kilowatts gross input unless it is room sealed.
- A gas fire, gas space heater, or a gas water heater (including a gas boiler) of 14 kilowatts gross input or less or any instantaneous water heater unless it is room sealed or has an atmosphere-sensing device.
If a room contains either type of appliance and was used as a bedroom before 1998, you need to do a risk assessment to determine if it can still be used as a bedroom.
When should I order a Landlords Gas Safety Certificate?
The Gas Safety Certificate must be presented to a tenant prior to them moving into the property to rent. It is advisable that you order the Landlords Gas Safety Certificate at least 2 - 3 weeks before the tenancy start date. This is to ensure that time is given should the Gas Installer recommend mandatory work.
Who carries out a Gas Safety Inspection?
Landlords Gas Safety Certificates must be carried out by an engineer that is registered with the Gas Safe Register. The Engineer must be qualified to work on specific gas appliances and gas heating systems.
How do I know if my Gas Engineer is Gas Safe Registered?
You will be pleased to know that all of our preferred Gas Engineers are Gas Safety Registered and carry ID cards as proof of registration.
What Documentation do I need in respect of Gas Safety?
When a Gas Safety engineer visits a property, they will carry out a Gas Safety Inspection and later produce a Landlords Gas Safety Certificate or Gas Safety Record. The Gas Safe engineer will produce a standard Gas Safety Certificate which can be identifiable with a Gas Safe Register logo. The Gas Safety Record will also have the Engineers Gas Safe Identification number on it. The Gas Safety Certificate will also contain information such as: Property Address; The Gas Appliances in the Property and where they are located; The Date of the Inspection; Any Defects to the Gas Supply and any necessary remedial action.
What happens if the Gas Installation is unsafe?
If the Engineer considers that the Gas Installation or Gas Appliances are unsafe, he/she may choose to leave a warning notice for the landlord or in some cases, may disconnect the appliance. In this instance, you must seek to rectify any mandatory maintenance or repair on the appliances or installation.
Must I arrange a further Gas Safety Certificate after the repair recommendations are carried out?
If work is need on a Gas Appliance or to the gas installation, this will be noted on the Gas Safety Certificate. Once the work has been carried out, the paid invoices from the Engineer can be attached to the safety certificate to prove that the work has been carried out. This will prevent you from having to have a new Gas Safety Certificate.
When do I renew my Gas Safety Certificate?
Gas inspections must be carried out annually by a Gas Safe Registered engineer. A copy of the new Gas Safety Certificate must be given to the tenants within 28 days of the Gas Inspection.
